Every state honored, $170 by mail, no exam

Georgia honors exam-obtained licenses from every US state. If your license is active, in good standing, and free of any disciplinary action, you get the matching Georgia license with no Georgia course and no Georgia exam, through a 4-page mail-in application and $170. Salespersons must finish a 25-hour post-license course within the first year or the license lapses. The lone exception is Florida residents, who must pass the Georgia supplement exam in person because Florida does not fully reciprocate.

If you hold a broker license

Same mechanism, and arriving brokers skip the post-license course entirely. Active years in any jurisdiction count toward the 3-of-the-last-5-years experience a salesperson needs to upgrade to Georgia broker by exam. Broker applicants with any conviction face a 10-year clean-record wait, and broker renewals on or after July 1, 2025 need 18 of the 36 CE hours in approved Broker CE.

Working in Georgia without a Georgia license

On a single deal Yes. Georgia is a cooperative state under O.C.G.A. 43-40-9(e), so an out-of-state broker, and the salespersons under that broker, may handle an occasional Georgia transaction with no Georgia license if there is a written agreement with a Georgia broker. The listing sits in the Georgia broker's name and trust funds run through the Georgia broker's account; without the agreement, no brokerage acts are allowed on Georgia property from anywhere.

Referrals Yes. A Georgia broker may pay a referral fee to a broker licensed in another jurisdiction who only refers the client and takes no part in listing, showing, or negotiating. The fee must be disclosed in writing to the principal by closing.

Watch out in Georgia

Florida residents cannot use the mail-in waiver. They must pass the Georgia supplement exam ($175) at one of six Georgia test centers and buy the license in person at PSI.
Skipping the 25-hour post-license course in year one lapses the license, and a lapse over 5 years for that reason means starting over from scratch.
Deadlines stack. The certification is good for 12 months, the background report for 60 days, and an incomplete application is returned with a $25 charge.
The Rev 02.2025 application still prints a stale $121 exam fee. The real PSI fee is $175.
