Every state licenses real estate on its own, and there's no national license or interstate compact. But states open their doors three different ways:

  • License recognition. The state honors a license from anywhere (Nebraska, Georgia, Alabama, Missouri, Ohio). You skip the classroom and usually take only a short state law exam, and Nebraska asks for no exam at all.
  • Reciprocity agreements. The state honors licenses from a specific list of partner states (Massachusetts has 12, Florida 10, Pennsylvania 5, South Carolina 2). A few, like Minnesota, key off where you live rather than where you are licensed.
  • Start over. The state waives little or nothing (Texas, California, New York). Your experience may still count toward the broker tier.

Separate from all of that: what you can do WITHOUT a license there, like referring a client for a fee or co-brokering one deal. Each state card shows that minimum in gold when you tell us that's all you need.
