Transfer a Real Estate License to Mississippi

Mississippi publishes no reciprocal state list and has no any-state recognition rule, so an arriving salesperson files the full non-resident application and MREC decides case by case what to waive. Its only waiver authority needs two findings at once, that MREC judges your state's education or exam equivalent AND that your state extends the same privilege back to Mississippi licensees, and MREC publishes nothing about which states clear that bar. Odd twist, a licensee who moves to Mississippi gets education and the exam waived on the form, while one who stays out of state does not.

The exam is 75 national items at 75 percent and 40 state items at 80 percent. Out-of-state salesperson months should satisfy the 12-month or 36-month experience test, though MREC's practice is confirming.

Watch out in Mississippi
- Mutuality cuts your way from three states. Florida, Massachusetts and Kentucky recognize Mississippi licensees, so applicants from those three satisfy the reciprocation half on its face and need only MREC's equivalency finding. Ohio retired its list. Leads, not facts, until MREC confirms it.
- Everything is original wet-ink paper, notarized and mailed. Copies, scans even in color, and digital signatures are refused, and no online application exists. The packet AND every certification must reach MREC within 60 days of the notary date.
- The broker state portion passes at 80 percent, the highest cut score in our dataset. Both portions must clear one 2-month window, the state portion may be sat only twice, and missing it means re-applying.
