Missouri has no written reciprocity agreement with any state and does not need one. Rule 20 CSR 2250-4.080 gives every out-of-state licensee the same deal, whatever state licensed you, so you skip the 48-hour pre-examination course and the entire national exam and pass only the 40-item state portion at 75 percent. Salespersons also take the 24-hour Missouri Real Estate Practice (MREP) course, which has no out-of-state equivalent, then apply within 6 months of passing or the credit expires. Route A, the arriving BROKER, needs a current active out-of-state broker license plus 24 of the last 30 months of active salesperson or broker experience, which out-of-state time satisfies by rule. The 48-hour broker pre-examination course and the national portion are both waived, leaving only the state broker portion, 75 items at 75 percent, and no MREP course. Budget $150 plus the $52 exam plus fingerprints, no school to pay, same 6-month clock.

Working in Missouri without a Missouri license

RSMo 339.150.1(2) lets a Missouri broker engage you once you file MREC's Commercial Portability Form (MO 375-0708), a consent agreement submitting you to Missouri jurisdiction and naming the commission your agent for service of process. For RESIDENTIAL, Missouri is turf, so do not show, list, or negotiate a Missouri home unlicensed.
Referrals Yes, no form and no fee. RSMo 339.150.2 names a person regularly engaged in brokerage outside Missouri as a lawful payee, so a Missouri licensee may split a commission with you. A salesperson should be paid through their own out-of-state broker.

Watch out in Missouri

  • The 6-month clock starts the day you pass the state portion, not the day you finish MREP. Miss it and course and exam credit both expire.
  • Ignore third-party lists of Missouri's reciprocal states. MREC publishes none and routes everyone to the state-portion path. Confirming at 573-751-2628.
  • RSMo 324.009 universal licensure could waive MREP and the broker experience test, but MREC publishes no page or form for it. Confirming, ask first.
