Minnesota still honors licenses outright, but only for people who LIVE in Colorado, Iowa, Nebraska, North Dakota, Oklahoma, or South Dakota; hold an active license there and a Minnesota primary broker files one $110 application plus a Letter of Certification under 90 days old, with no education and no exam. Wisconsin residents get a narrower 1998 deal, a 13-hour course plus the state exam portion. Every other nonresident keeps only the national-exam waiver and owes all 90 hours. Moving is the trap; become a Minnesota resident and reciprocity vanishes, leaving 90 hours plus both exam portions.

If you hold a broker license

Nonresident brokers pay $210 ($190 resident, an unexplained $20 gap) and get a wider list, the six states plus Wisconsin, which adds the 13-hour course and the state exam portion. From a non-reciprocal state, email Commerce the Request for Waiver of Salesperson Experience and wait for written approval before the 30-hour course or any exam. Out-of-state salesperson years count by statute, three of the last five, but inactive years do not.

Working in Minnesota without a Minnesota license

On a single deal No. Minnesota is a turf state with no cooperative-brokerage provision, no single-deal permit, and no commercial carve-out. Minn. Stat. 82.81 also bars a Minnesota broker from engaging an unlicensed person to act for them. Purely remote work is confirming; on the statute's face, no.

Referrals Yes, and it is the only channel. Minn. Stat. 82.70, subd. 2(b)(3) lets a Minnesota broker pay a referral fee to someone licensed in another jurisdiction, and the reverse. It must stop there; any licensed act on the property is unlicensed.

Watch out in Minnesota

Minnesota lists Colorado as reciprocal, yet Colorado's own Division of Real Estate names no partners and Minnesota drops Colorado from its CE waiver. Whether the agreement holds is confirming; call Commerce at 651-539-1599.
Moving to Minnesota ends reciprocity, and a state-to-state address change cannot be self-serviced on PULSE; it must be emailed to Commerce.
The CE waiver is narrower. Only IA, NE, ND, SD, and OK residents get Minnesota CE waived; Colorado and Wisconsin licensees owe all 30 hours plus fair housing, agency, and the module.
Clocks stack. The Letter of Certification dies at 90 days, an exam pass at 1 year, and an incomplete application is withdrawn at 6 months with the fee nonrefundable.
